Lagoon Manor is a ±36-unit townhouse resort located on Northwest Bay in Lake George. Originally part of the historic Brook Hill Farm property, the site evolved from a lakeside estate into a summer resort before ultimately being redeveloped into the existing residential community in 1990. A pond located on the property has long served as both a visual amenity for residents and a key component of the site’s stormwater management system.
Over the last several decades, the pond has experienced significant sediment accumulation due to repeated breaches of an upstream beaver-created wetland pond. These events caused sediment to wash downstream, reducing water depth, encouraging wetland vegetation growth, and diminishing the pond’s recreational, aesthetic, and stormwater management functions.
Studio A worked with the Lagoon Manor Homeowners Association to support the dredging and restoration of the pond, returning it to a functional open water feature that enhances the community while improving the performance of the overall stormwater management system. The project required coordination with the Adirondack Park Agency, Town of Bolton, and New York State Department of Environmental Conservation to maintain compliance with the site’s longstanding permit approvals.
Studio A also completed dredging design services for the Lagoon Manor Marina, a Class A marina on Lake George that predates both the Adirondack Park Agency and the Lake George Park Commission. The marina has the capacity to berth approximately 64 boats, but sediment deposition over time had created shallow water conditions that limited access to five docks. Studio A prepared dredging plans to restore navigability and improve access throughout the marina.
